The key distinction
Flood coverage is generally separate from standard condo coverage. Other water-related losses still depend on the applicable policy provisions, exclusions, and responsibilities for the affected property.
A practical scenario
Consider a unit owner trying to understand damage to flooring and belongings after a building incident. Record what is known about where the water came from, without deciding the cause yourself. Gather the association’s relevant communications and the insurance documents available to you. Ask about the unit improvements and belongings separately. If a flood policy is involved, ask which property that policy actually describes rather than assuming that a building policy answers the question about every owner’s contents.
Your review checklist
- What is known and still unknown about the water source?
- Which property was affected inside the unit?
- Which master, unit-owner, or flood policies should be reviewed?
- What deductible or limit applies under each relevant provision?
- Who provides the insurer’s documentation instructions?
A common question
Does building flood insurance automatically settle the question about my belongings?
Do not rely on that assumption. Ask about the property insured under each contract, including any separate contents coverage.
